Introducing Aegean Homes.
Aegean Homes was founded by David Knight following a holiday visit to the island of Rhodes in 2000.
Frustrated by a lack of villa rental choice, he identified that there was very little property on the island suitable for the second home market or the holiday rental market. Indeed, historically the majority of property development had been in the form of hotel construction, hotels which closed down at the end of the peak holiday season. By expanding the property development market into individual villas, David was able to offer purchasers the chance to own a second home with the potential for rental income and the opportunity for owners to visit the island out of season. Consequently the holiday seaon has been extended and the impact on the local economy as a result has been imense.
This new market required modern properties finished to a high standard, with correct bedroom to bathroom ratios, private swimming pools and terraces suitable for outdoor living and dining. The properties had to be easily maintainable and serviceable. So, having 30 years' experience in the construction industry, David decided to build his own.
The next few years were spent acquiring and developing small sites around the island and laying the foundations for what has now become the most successful property development business on the island of Rhodes. Aegean Homes has developed a range of proven villa designs which satisfy the requirements of this market, whilst remaining in sympathy with the local environment. Building methods, construction materials and project management skills have been honed and perfected to allow rapid yet consistent completion of development sites.
David and his family are now residents of the island of Rhodes and run the business on a full time basis.
Rental
Aegean Homes offer an Ad Hoc Rental Program. This is often used by our clients to offset a large proportion of any Greek mortgage they have, as well as provide a regular income. We also provide the management services needed to run and maintain the villas and all the rental activities: consequently Aegean Homes not only assists in helping you build your property but also works towards forming a mutually beneficial long-term relationship with you.
We have spent the past 8 years establishing good working relationships with the Greek Authorities, Land Registry and major organisations such as the Alpha Bank. We use well practiced Lawyers and Notaries who have been working with us since inception. The legal system is similar to that of the UK which buyers find reassuring.

Aegean Homes has 11 locations across the Island, 14 individual villa designs or if your wish is for something a little smaller we have a range of apartments to choose from. If there is a specific location that we don't have, we can assist in sourcing, purchasing and clearing of any legal encumbrances that there may be. With the help of our Architects and Engineers you can even have a custom designed villa.
Financing your Purchase.
The majority of our customers finance their villa purchase with the aid of a Greek mortgage. Generally, our customers fund their purchase with a 20% contribution from their personal savings.
Whilst subject of course to fluctuation, our customers have been able to benefit from fixed rates of 4.87% and standard variable rates of 4.5%. There is a mortgage set up fee of approximately 1,500€ the Bank also requires you to take out annual property insurance the cost for this is approximately 500€ per annum.
One other cost that you must be aware of when purchasing a Villa on Rhodes by means with a Greek mortgage, is a pre-notation fee, this will be explained in detail to you by an Aegean Homes representative, the cost is dependent on your mortgage amount, for guidance you can expect to pay between 1,500€ - 2,500€.
If a Client decides to proceed with a purchase we require the financing in stage payments, usually five; the first transfer is 20% of the Contract price and is due approximately four weeks after signing of the Contract, if the Client is financing the purchase with a mortgage.
If the purchase is to be a "cash sale" we require the first stage payment to be 30%. With the first stage payment the monies are used for land transfers, purchase of permits and purchase costs, i.e.; Lawyer and Notary Fees. The second stage payment of 30% is due approximately six to eight weeks after the first payment and this is to begin construction, from site clearing to foundations in and construction complete to first floor level.
If the purchase is funded by a mortgage, the Bank send out their own Engineer and Lawyer to check that we have completed the works that we are contractually bound to for completion of the relevant stage before a further release is made to Aegean Homes. The remaining stage payments follow roughly on the same time intervals as the first, but if a Client wishes a longer period due a delay in the sale of a property elsewhere and this is to form part or all of the payment of the capital that they are injecting into the purchase, in certain circumstances we can accommodate this, before signing of the Contract we discuss with each new Client their specific timescales for stage payments and how the entire purchase will be funded.

Our indicative rental program helps to provide piece of mind and no hassles to you finding rental customers. We use major villa rental companies who have huge advertising campaigns nationwide in the UK. We also advertise our clients' villas on our in house villa rentals company, www.sapphirevillas.eu. Because we know each property inside and out, we can maximise the exposure of each villa with detailed descriptions and photographs.
According to 'Tour Operators' recent research, holiday villa rental is one of the fastest growing sectors within tourism. In addition to renting your villa, we can fully maintain and manage the property for you, from change over day sheet changes, to servicing your appliances and running the pool.
Number Crunching
We can give you an approximate figure of what it would cost on a monthly basis to own your house. When taking the rental income, any monthly mortgage payments and management and maintenance charges into consideration, we can provide you with a detailed costing for your purchase. All we need to know is your choice of villa, the deposit that would be injected into the purchase and the term of the mortgage. 10 - 40 year mortgages can be facilitated here in Greece.

No Hidden Costs.
Aegean Homes don't believe in hidden costs. Our villa prices include all standard fixture and fittings. The only thing missing is the furniture (excluding Psaltos where the furniture is included). This does not mean you cannot upgrade your fixtures and fittings or choose extras; an experienced member of our team will take you through all choices and prices. The standard price includes the villa, large plot, air-conditioning units, kitchen appliances, solar panel hot water, fireplace inferno 3000, traditional stone built BBQ, pergolas and own private infinity swimming pool.
The only additional cost is the purchase costs, which include Lawyer and Notary Fees and Taxes the total purchase costs are approximately €22,500 - €30,000 (depending on the location).
To secure a plot and have it taken off the market, Aegean Homes require a €5,000 non refundable security deposit.
